Congratulations! You have have successfully purchased your property in Bulgaria it is likeley that you will be using it from time to time and during your absence you might need some one to keep an eye on your property.For those that have purchase properties in Sofia we are offering an bespoke letting service.
We have 3 main packages available -Sofia properties management and lettings, Property management for rural villas (Elhovo area) with land and property management for apartments in the holidays resorts in Bulgaria (Bansko, Pamporovo, Varna area)

Sofia Property Management
The management of a Property in Sofia is closely connected with the letting services that we are offering. We do not charge land lords when the apartment is not occupied and are charging some monthly fee only if we manage to place a tenant. Property Management for Holiday apartments
The following actions will be arranged or carried out on your behalf:
• Payment of monthly Water bills
• Payment of monthly Electricity bills
• Payment of monthly TV / Satellite bills
• Payment of monthly Internet bills
• Payment of annual Tax bill
• Arrangement and Payment of Property Insurance Policy for Landlords*
• Liaison with the Insurer in the event of a claim
• Arrangement of Linen Change for Tenants*
• Arrangement of Apartment Cleaning for Tenants*
• Key exchange for Tenants
• Airport Transfer via private car*
• Liaison with Property Maintenance company to ensure repairs / effective service
• Payment of annual Property Maintenance
(*indicates additional cost applicable, see below)
Please note; we only offer to facilitate the actions listed above and will not cover the actual cost of the bills incurred. We require a deposit of 200 Euros so that enough funds are available to us to cover monthly bills for the first 1 or 2 seasons. Once the funds are depleted we will give you due notice so that you can arrange a ‘top-up’.
Property Management Costs:
GBP25 / month payable by Direct Debit in the UK based upon an annual contract.

Apartment Cleaning 15 Euros
Sofia Airport Transfer 140 Euros (Bansko), Return, 4 People max
170 Euros (Pamporovo), Return, 4 People max

Property Management for rural villas
ONLY FOR GBP 480 PER ANNUM OR GBP 40.00 PER MONTH PAYABLE BY STANDING ORDER IN THE UNITED KINGDOM
1. Gardening - once a month
Your house will be visited once a month by a gardener who will make sure that your garden is in prime condition. *
2. Insurance Arrangements
We can recommend and arrange home insurance for you, which will guarantee that your home is covered in case of disaster.
3. Picture of the property – once a month
For a piece of mind we can send you pictures of your property on a monthly basis which will represent its current condition.
4. Payment of Bills and Taxes
We know it can tricky to arrange payment of bills and taxes from abroad. For example, those owning land through limited companies are bound the law to submit an annual tax declaration. With the use of our lawyers we can arrange and mange the payment of bills and taxes of any kind relating to your property, inclding annual local taxes, accountancy charges etc.
5. Mail Collection
Inevitably you will receive mail at your address in Bulgaria. We will take care of your post! We will pick it up, store it and forward it to you once every three months so you will be able to keep an eye on your Bulgarian correspondences.
6. Company accounts maintenance
Provided that the company is dormant i.e. the company does not trade and is used only for the purchase of the property we will arrange the preparation of the company annual accounts by an accountant, and the submission to the annual tax returns to the tax office.
This complementary service will only apply if full Property Management has been taken out before 1st October of the year the tax return is due. If Property Management is undertaken after this date then the annual company audit for that particular tax year is still chargeable.
Optional - Security System Installation
It is understandable that you would worry about the safety of your property. There are two types of security systems available that make sure your house can be well protected.
The first option is provided by local security company that installs the equipment and the system is linked directly to their office. This will automatically send a patrol car to your property if activated.**
The other option is to install local intruder alarm for the house which upon activation sends SMS message to a designated mobile phone and the designated person will go to the property to check it.
There is a one off installation fee for this type of alarm system that for an average house comes to about EUR 450 ***

* The standard service covers an average size of the garden of up to 500 sq m. If you garden is larger that 500 sq m, you will be quoted individually.
** This type of alarms system is only available in certain areas. For availability please contact us.
*** The above one off fee is for an average size house, the exact price for this type of alarm system will depend on the size of the house and the number if movement detectors installed. For precise quotation please contact us.
